Gurgaon Real Estate

Gurgaon is a major city of the North Indian state of Haryana and also headquarter of Gurgaon district. It is a fast growing suburb, located south of Delhi. About 5-10 kms. from Delhi, this fast developing city is part of the National Capital Region (NCR). Once a sleepy town on the outskirts of New Delhi, its potential was quickly realized after the liberalization of the Indian economy post 1990s, due to its proximity to New Delhi and smart policizing by Haryana government. Gurgaon recently has emerged as a big corporate as well as residential center. It is India's outsourcing capital, housing major multinationals.Today, Skyscrapers and modern Shopping Malls dot the new city.

Thousands of professionals have recently made their home in Gurgaon, buying apartments in newly constructed townships/colonies and condominiums. World class residential colonies and commercial complexes have created a trend of high profile professionals to migrate to this erstwhile lesser known city. Owing to the numerous skyscrapers (albeit of modest height), existing and upcoming, Gurgaon is termed as the Seattle of India.

Gurgaon is also called the mall capital of India, due to the sprawling shopping malls that have mushroomed to live up to the deeper pockets of the residents of Gurgaon and nearby Delhi state. The fast growing population with ever growing purchasing power has created a huge demand for housing and property prices have escalated multifolds in recent years.

Quality of life in the privately managed estates in Gurgaon remain to be of very high standards due to uninterrupted water/electricity supply, gated and guarded security, private parking, common area maintenance and sanitation being a de-facto norm than an exception. Road layout and conditions are of much better quality as compared to the other bigger and more influential cities of India.

NH-8 (National Highway 8) and MG (Mehrauli-Gurgaon) Road are the main entry points from Delhi into Gurgaon. Metro Train will be connecting Gurgaon to Delhi. Current Delhi-Gurgaon Highway (NH-8) is also being upgraded to a Super Expressway of 8 lanes; having signal-free loops for the Domestic and International airports & double trumpet flyover to Dwarka (sub-city of Delhi) and a 32-lane toll plaza at the Delhi-Haryana border. The Expressway - including 7 flyovers and 5 underpasses along the stretch between Gurgaon (Rajiv Chowk) and New Delhi (Dhaula Kuan) - scheduled to become operational in Apr 2007, will provide non-stop connectivity to the International Airport and Dhaula Kuan in Delhi over a distance of 28 kilometers.

The proximity of Gurgaon city to Delhi has spurred a lot of construction activity by several leading Indian real estate developers/construction companies like DLF, Ansal, Unitech, Uppal, Omaxe, Parsvnath, Vipul, Vatika, Eros, Gesco etc. Good quality and cheaper office buildings have proved attractive to many companies, who have shifted their corporate and back offices from New Delhi's business centers to Gurgaon.
