Investment Opportunity
Overview
There is a huge scope for infrastructure development
in India. Having a big deficit in residential accommodation
and urgent need of urban infrastructure development,
Indian Govt. is appreciating private colonizers. There's
a good demand for residential units and commercial properties
in NCR (National Capital Region). So, a lot of activity
in real estate is going on in Delhi and it's surrounding
areas.
Investment Opportunity
The Indian Govt. cleared a proposal to allow 100 per
cent foreign direct investment (FDI) in construction.
It has also decided to allow 100 per cent FDI through
the same route in the construction of townships, housing,
commercial premises, hotels, resorts, hospitals, educational
institutions, recreational facilities, and city &
regional level infrastructure.
Under the new norms, the minimum area to be developed
for serviced housing plots will be 10 hectares (or 25
acres), while for construction development projects,
it will be a built-up area of 50,000 sq metres. In case
of a combination of projects, meeting either of the
two conditions will suffice.
Investment will also be subject to a minimum capitalisation
of $ 10 million for wholly owned subsidiaries and $
5 million for joint ventures with Indian partners. The
funds will also have to be brought in within six months
of commencement of business.
Options
One can develop/promote a residential colony/township
(i.e. plots, flats, apartments, exclusive homes) or
some kind of commercial project, such as Shopping Mall
etc. in Delhi, Gurgaon, Noida, Faridabad, Ghaziabad
or NCR (Northern India). Setting up of Fun/Entertainment
Park is also very attractive and lucrative investment.
